Replacing sand, live or dead sand?

I'm going to replace my sand in my tank. I'm thinking about removing a little at a time over the next month or two. Would I be okay placing in new sand once all the old stuff is removed or should I go with live sand? I just fear the phosphates of live sand will be high to start and quickly get to the point where I have to remove it again.
